NEW HOME INFORMATION PACKS (HIPS) LEGISLATION FOR SALES
HIPs are compulsory for all sellers in England and Wales.
As part of the Government commitment to to making buying and selling homes easier, Part 5 of the Housing Act 2004, has introduced a legal obligation on home-owners or their selling agents to have a Home Information Pack available when marketing homes for sale.
FOR RENTAL PROPERTIES
From October 2008 landlords offering a property for rent will be required by law to provide prospective tenants with an Energy Performance Certificate (EPC) for their property.
The Certificate will have to be provided free of charge, either before or when any written information about the property is provided to prospective tenants or a viewing is conducted.
EPCs will be valid for 10 years.
